Brooklyn, a quiet Cape Town suburb tucked between Paarden Eiland and Rugby, is being billed as the city’s last affordable neighbourhood close to the beach and city centre. But locals are not convinced.

The South African reported on 9 August 2026 that Brooklyn’s average home price sits at R899,000, according to Property24 data. Entry-level flats start below R800,000, while larger homes list between R1.3 million and R1.6 million. The report also noted that Brooklyn is 43% cheaper than Woodstock and 65% cheaper than neighbouring Paarden Eiland, placing it in rare company for a suburb just 8.3 kilometres from Cape Town’s city centre and eight minutes from Lagoon Beach.

The area’s appeal goes beyond price. Canal Walk is a seven-minute drive away, and the suburb already has the popular Bootlegger coffee shop within its limits. Young working professionals between 18 and 49 reportedly make up 70% of Brooklyn’s buyers, and a handful of commercial property sales hint at growing developer interest.

Crime and safety concerns

Brooklyn falls under the Milnerton police precinct, which includes areas like Woodbridge Island and Royal Ascot, but also Joe Slovo and Phoenix. SAPS crime statistics show crime in Milnerton is down 2.5% year on year, with robbery and theft the most common offences. The precinct averages five residential robberies a month and ranks in the top 10 for motor vehicle thefts in the Western Cape, though it records fewer car thefts than Woodstock and Cape Town Central.
