Owning a home by the sea in South Africa might be more achievable than most people think. A report shared by The South African on 11 August 2026 revealed eight coastal towns where properties are still available for under R1.5 million, and in some cases, well below R500,000.
The list spans three provinces, from the Northern Cape all the way down the Eastern Cape’s Wild Coast and along KwaZulu-Natal’s South Coast, giving buyers a wide range of options depending on their lifestyle priorities.
Affordable coastal towns across SA
Port Nolloth in the Northern Cape tops the affordability scale, with listings showing a two-bedroom home for R450,000 and a three-bedroom property at R500,000. The remote Atlantic harbour town is one of the quietest property markets on the list, but buyers are advised to consider access to healthcare and shopping before committing.

On the KZN South Coast, Hibberdene, Port Edward, Umkomaas, Sea Park and Port Shepstone all feature, with entry-level prices ranging from around R500,000 to just under R1 million. Umkomaas, located south of Durban, is popular with divers and surfers due to its proximity to Aliwal Shoal, while still being within reach of the city.
Coffee Bay on the Eastern Cape’s Wild Coast stands out for its dramatic scenery, with a four-bedroom property listed from R415,000. Port Alfred rounds out the list as a more established option, with an average property price of roughly R1.225 million in 2026.

What R1 million actually buys you
According to the report, R1 million can still secure a two- or three-bedroom home in several of these towns, a sectional-title unit near the beach, or an older home with renovation potential. However, buyers are cautioned that ocean views, beachfront access and modern finishes can push prices significantly higher.
Prospective homeowners are also urged to factor in municipal rates, insurance, flood risk, maintenance costs and internet availability before making a decision. Some of these towns are affordable precisely because they are remote.
