A South African property reviewer is going viral after tearing apart the asking price of a Bo-Kaap home listed on Property24 for R4.5 million. Nihal Jhavary, known for his honest walk-throughs of listed homes, posted the video on TikTok, and it quickly struck a nerve with South Africans watching at home.
The property in question is an 80-square-metre, two-bedroom, one-bathroom house tucked away on a side street in the historic Bo-Kaap neighbourhood. It sits off the main road, and while it carries the charm of the area’s famous colourful streets, Jhavary made it clear from the start that the price tag did not match the product.
Bo-Kaap’s charm does not cover the price tag
Inside, Jhavary pointed out a kitchen with almost no counter space, a lounge where the layout makes watching television awkward depending on where you sit, and a main bedroom with lighting he described as underwhelming. He did offer a compliment on the custom window shutters, calling them a genuinely nice touch, but he was otherwise firm in his verdict.

His biggest question was about who the property was actually being sold to. He raised the word “gentrification”, suggesting the listing looked designed for short-term rental platforms like Airbnb rather than for someone building a life in Bo-Kaap.
